What is a Sheriff's Sale?
A sheriff's sale is a public auction at which property that has been repossessed is sold by court order in order to compensate unpaid creditors. The proceeds of the auction are used to pay mortgage lenders, banks, tax collectors, and other litigants who have lost money on the property.
In general, a foreclosure auction is held when the property is being sold directly by a bank or other lender who has seized property for non-payment, while a sheriff's sale is part of a court-ordered process to satisfy legal judgments against the former owner of the property.

Bidding
- •The minimum bids (beginning bids) are entered on the SRI website as soon as SRI receives them. The property will not sell for any less than the minimum bid. You may check the website at any time to make sure the property has not been cancelled.
- •There is no registration to be able to bid at the sheriff's sales.
- •You must be present to bid on properties being offered.
- •All bids are for CASH or CERTIFIED CHECK ie. (CASHIER'S CHECK).
- •Personal checks, company checks, Pre-Certification or letter of intent from a bank or loaning institution shall not be accepted as payment at Sheriff Sales.
- •Certified checks shall be payable to the Sheriff of DeKalb County.
- •If you are a successful bidder:
- —The entire amount of your bid is due one hour from sale time at the jail in the form of a cashier's check made payable to the DeKalb County Sheriff;
- —Your deed will be provided to you within a week following the sale date;
- —You are responsible for completing your own sales disclosure form to transfer the property with the auditor; and
- —You are responsible for recording your deed with the recorder.
Liens on Property
Although real estate taxes are current on the date of the sale, it is highly recommended that any person interested in purchasing a property at a sheriff's sale should perform a title search to ensure there are no other existing liens or encumbrances that may follow the property (that you, as a buyer, will be responsible for). Terms of Sale
- •The Sheriff offers NO warranties on the real estate.
- •This is a Buyer Beware sale and all sales are final.
- •This sale is subject to all liens, encumbrances, and easements of record.
Successful Bidders
- •You will need to complete a proof of purchase form after the sale concludes, and this must be turned in before you leave the auction site.
- •Successful Buyers are responsible for completing their own Sales Disclosure Form.
- •Successful Buyers are responsible for all current payments of Real Estate Property Taxes.
- •Successful Buyers are responsible for having their sheriff's deed and sales disclosure recorded at the county offices upon receipt.
Method of Payment
- •The total purchase price is due to the DeKalb County Sheriff's Office by 2 P.M. today.
- •You must pay with a cashier's check made payable to the DeKalb County Sheriff.
Failure to Pay
Failure to pay by 2 P.M. today will result in your being responsible for damages and deficiencies pursuant to IC 32-29-7-9.
